THE SITUATION

An experienced portfolio landlord approached Expert Finance regarding the purchase of a semi-commercial property in Bedford with plans to reposition and reconfigure the asset through a permitted development planning application and follow-on conversion works.

The anticipated gross development value following conversion was positioned at around £950,000.

The client intended to self-fund the internal refurbishment works estimated at approximately £140,000–£150,000, with the longer-term exit strategy involving refinance onto a semi-commercial investment facility once the project had stabilised and refurbishment was completed with building control sign-off.

THE APPROACH

• additional security via a second charge over the client’s main residence, allowing above-standard loan-to-value borrowing

The wider proposal needed to demonstrate:

• the viability of the permitted development conversion strategy
